How do your payment schedules work?

At Sherman R.E. Properties, we keep payments transparent, predictable, and tied to real progress. No surprises, no weird invoices halfway through the job.

Depending on the size of your project, we typically use one of the following structures:

  • Standard Renovation Schedule (40 / 40 / 20):
    40% – Phase 1 Launch: Covers mobilization, demo, and ordering materials.
    40% – Mid-Project Milestone: After major systems like electrical, plumbing, framing, and drywall are completed.
    20% – Final Walk-Through & Completion: Due once you walk the project with us and confirm we’re done.

For larger or more complex projects, we may use additional phases (for example 25% / 15% / 20% / 25% / 10% / 5%) to line up with clear milestones. The goal is always the same: protect you, protect us, and protect the timeline.

What payment methods do you accept?

We try to make payments as simple and business-friendly as possible. We typically accept:

  • Zelle
  • Credit or debit card
  • ACH / bank transfer
  • Cashier’s check or money order
  • Wire transfer for larger investments

You’ll receive itemized invoices and receipts for your records, which is especially helpful for tax purposes, refinancing, and future resale.

What timeline should I expect for my renovation?

Every home is different, but after being in and out of Houston properties for years, we have some realistic guidelines:

  • Small projects (1–2 rooms): about 1–3 weeks.
  • Medium renovations (kitchen, bath, a few rooms): about 3–8 weeks.
  • Whole-home renovations or investor flips: about 8–16+ weeks, depending on scope.

Timelines can be affected by weather, permitting, material backorders, and what we discover once walls, floors, or ceilings are opened up. The biggest difference with us? We communicate. You’ll know what’s going on and why, instead of guessing.

What kind of warranty do you provide?

We stand behind what we build. Our standard warranty includes:

  • 1-year labor warranty on work completed by Sherman R.E. Properties and our approved subs.
  • Manufacturer warranties on materials such as flooring, fixtures, countertops, and appliances.

We can only warranty work that has been done exclusively by us or our approved subcontractors from start to finish. If another contractor, handyman, or “friend-of-a-friend” comes in and alters our work, we can’t guarantee their craftsmanship, materials, or shortcuts. In those cases, the warranty on that portion of the project is void.

Bottom line: if you want to keep your warranty strong, let our team handle repairs, changes, and adjustments related to the project.

What should I expect on Day One of the project?

Day one is all about getting organized, protected, and aligned. You can expect:

  • A quick walk-through with you to confirm scope, access points, and any last-minute notes.
  • Protection of floors and key areas using floor coverings, plastic barriers, and dust control where needed.
  • Utility checks to confirm power, water shutoff locations, and safe access for our tools.
  • Demolition or layout start, depending on the phase, with a clear plan shared with you.

You’ll know who’s there, what’s happening, and what the next few days will look like. No chaos, no guesswork.

Who will actually be in my home?

Only people we trust and stand behind. That includes:

  • Our core Sherman R.E. Properties team.
  • Vetted, insured subcontractors we regularly work with (electricians, plumbers, carpenters, etc.).
  • Supervisors or project managers checking progress and quality.

We do not bring random day labor onto your project. Everyone on-site is accountable to us and expected to treat your home with respect — this is your space first, our job site second.

What are your normal working hours?

Our typical schedule is:

  • Monday–Saturday: roughly 8:00 AM to 6:00 PM.

Some phases (like demo or concrete) may start a bit earlier or run a bit later depending on the day, but we communicate that up front. We’re not showing up at 6:00 AM with jackhammers unless you know it’s coming and you’re okay with it.

We also work around families, pets, and work-from-home situations as best we can. Communication is key.

What if you find unexpected issues once work starts?

Older homes — and honestly, even some newer ones — can hide surprises. If we open something up and find mold, rot, bad wiring, code violations, or water damage, we will:

  • Pause that part of the work.
  • Document everything with photos and video.
  • Explain your options clearly — repair, replace, or leave-as-is (if safe and allowed).

No scare tactics, no forced upsells. You get real information so you can make a smart decision. We won’t do hidden work that you never see.

How do you keep my home clean and safe during the project?

We treat your home like a home — not a warehouse. Our standard approach includes:

  • Floor protection in high-traffic paths.
  • Plastic barriers or zipper doors where dust control is needed.
  • Covered vents when appropriate.
  • Organized material and tool staging areas.
  • Daily cleanup so you don’t come home to a disaster zone.

Renovations are messy by nature, but they don’t have to feel out of control. We keep things as clean and contained as possible.

How will you communicate with me during the project?

Communication can make or break a renovation. We keep you in the loop with:

  • Regular updates on where we’re at in the schedule.
  • Heads-up messages before big milestones (inspections, demo, install days, etc.).
  • Photos or quick videos if you’re not on-site.

If something changes, you hear it from us first — not from guessing when crews show up or don’t. We want you to feel like you know what’s happening even when you’re busy living your life.
